How long does a landlord in Utah have to return a security deposit?

30 calendar days after you move out

In plain terms, the statute says

The remedy is gated on a tenant notice rather than on the landlord's state of mind: if the landlord misses the thirty-day deadline the renter must serve the statutory 'Tenant's Notice to Provide Deposit Disposition' and give the landlord five business days to comply, and a renter who does not serve that notice gets nothing. Once that notice is served and ignored the renter may recover the full deposit, the full amount of any prepaid rent and a civil penalty of one hundred dollars with no finding of bad faith required, while court costs and attorney fees are awarded only if the court finds the opposing party acted in bad faith.
